Bitternut Nature Preserve
Welch, MN

Property Description

This property was purchased by my family in 2001.

We are selling it because we cannot maintain the acreage we currently have and would like the funds to invest elsewhere.

Access to the cabin and buildings are across the creek.  The creek has a very good amount of water flowing all year round.  There are a couple days a year that crossing currently cannot take place due to the lack of a water crossing structure.  Trucks can always make it.  My low to the ground Subaru can usually make it.  Light weight front wheel drive cars?  Well, they used to make it before one of the floods eroded the rock base in the creek.  Fixing this is about $1000 in work with a dozer.

The Belle Creek creek is a designated trout stream and has a variety of fish in it.  It's a natural spawning ground with the Cannon River being 1/2 mile down stream and the Mississippi just a few miles further.

The cabin and buildings are 1000 feet or so from the snowmobile trail.

There is currently no utilities but electricity can be hooked up (we checked).
